When Should You Seal Coat Your Driveway in Berks County?

In southeastern Pennsylvania, the best time to seal coat is typically from late spring through early fall — when temperatures are consistently above 50°F and rain isn't in the forecast for at least 24 hours. Oil-based sealers have a wider application window than water-based products, which gives us a longer season to serve Berks County homeowners and businesses.

New asphalt should cure for at least 6 to 12 months before its first seal coat.
